Why You Rank in Sherman but Not Denison (And How to Fix It)

You search “HVAC repair Sherman TX” on your phone and there you are — top of the map pack, five stars, phone number right there. Then a customer twelve miles up US-75 searches the same thing from Denison and you’re nowhere. Not page two. Not in the map at all.

This is the single most common local search problem we see with Texoma businesses, and almost every owner reaches the same wrong conclusion: my SEO is broken. It isn’t. Google is working exactly as designed. You just haven’t given it a reason to show you in the next town over.

Why Google Keeps You in One Town

Google ranks local results on three things: relevance, distance, and prominence. Relevance is whether your business actually does the thing being searched. Prominence is how well-known and well-reviewed you are. Those two you can influence directly.

Distance is the one that traps you. Google measures the gap between the person searching and your physical business address. If your shop sits on Texoma Parkway in Sherman, every Denison searcher is starting fifteen minutes behind — and your competitor with a Denison address starts at zero. That’s not a penalty. That’s Google assuming, reasonably, that people want someone close.

You can’t change your address. But distance is only one of three factors, and the other two are entirely within your control. Businesses that win in multiple Texoma cities do it by overwhelming the distance disadvantage with relevance and prominence.

First, Don’t Do the Thing Everyone Tells You to Do

Somebody is going to suggest you rent a mailbox in Denison and list it as a second location. Don’t. 1. Set Your Service Area Honestly — and Know Its Limits

Your Google Business Profile lets you list service areas. Add the cities you truly serve: Sherman, Denison, Pottsboro, Whitesboro, Van Alstyne, Gunter, Howe, Bells. Keep the list realistic — listing all of North Texas dilutes the signal and helps nobody.

Here’s the part nobody tells you: service areas do not extend your map ranking. Adding Denison to the list will not put you in Denison’s map pack. What it does is establish eligibility and feed the broader signal set. It’s necessary, not sufficient. Everything below is what does the real work.

2. Build Real City Pages, Not Doorway Pages

City landing pages work. Cloned city landing pages get filtered out of search entirely. The difference is whether a human would find the page useful.

A doorway page is your Sherman page with every instance of “Sherman” swapped for “Denison.” Google has recognized that pattern for over a decade. A real city page contains things that could only have been written about that city:

  • Photos from actual jobs in that city, with the neighborhood named
  • Reviews from customers who live there
  • References to real local conditions — older housing stock near downtown Denison, the newer builds going up around Sherman’s north side, well water versus city water
  • Your actual response time and coverage details for that area
  • A named local landmark or two, used naturally rather than stuffed in

Three genuinely useful city pages beat fifteen thin ones every time. Start with the two or three cities that actually drive revenue and write them properly.

3. Earn Prominence Where You Want to Rank

Prominence is Google’s read on how established you are. Locally, it’s built from links and mentions on sites that are themselves tied to that place. If you want to rank in Denison, you need Denison to talk about you.

Practical moves: join the Denison Chamber alongside the Sherman one. Sponsor a youth sports team, a school fundraiser, or a Main Street event and make sure the sponsor page links to your site. Get quoted in the local paper. Partner with a complementary business across town and link to each other. Show up at community events and get listed on the event page.

These are slow, unglamorous, and far more durable than anything you can buy. They are also the single biggest differentiator between businesses that own the whole Texoma market and businesses stuck in one zip code.

4. Get Your Citations Consistent

Your name, address, and phone number are scattered across dozens of directories — Yelp, Apple Maps, Bing Places, industry sites, the Chamber, old listings you forgot about. Every version that says “Ste 5” instead of “Suite 5,” or carries a phone number you dropped in 2019, chips away at Google’s confidence in your data.

Pick one exact format. Fix the top twenty directories. Then leave it alone. This is a weekend of tedious work that pays out for years, and it’s a standard part of the local SEO work we do for Texoma clients.

5. Coach Your Reviews to Name the City

A review that says “great service” helps your star rating. A review that says “they came out to our place in Denison the same afternoon” helps your star rating and tells Google you work in Denison.

You cannot script reviews — that violates platform rules and reads as fake anyway. But you can ask a better question. Instead of “please leave us a review,” try: “If you have a minute, it really helps if you mention what we did and where you’re located.” Most people will. Over a year, that’s a hundred honest signals pointing at every city you serve.

Stop Checking Your Rankings From Your Office

This deserves its own warning. Searching your keywords from your desk tells you almost nothing, because you’re standing on top of your own business. Google shows you a flattering result that no customer will ever see.

Use a grid-based rank tracker that reports how you place at points across the map. Check the “searches that showed your business” data in your Google Business Profile. Pull Search Console and filter queries by city name. And once in a while, do the low-tech version: search from a parking lot in Denison and see what actually comes up.

How Long This Takes

Expect three to six months before a neighboring city moves meaningfully, and longer in competitive trades like HVAC, plumbing, roofing, and legal. Citation cleanup and city pages can show movement in weeks. Prominence — the links, the sponsorships, the reviews — compounds slowly and then holds.

Anyone promising you the Denison map pack in thirty days is either buying something risky or telling you what you want to hear.

Pick Your Cities on Revenue, Not Ego

Before you build anything, run the numbers. Which cities do your best jobs actually come from? What’s your drive time, and does the margin survive it? Where is a competitor weak? For most Texoma businesses the honest answer is two or three cities — usually Sherman, Denison, and one more — not the whole county.

Own those completely before you expand. A business that dominates two cities beats one that’s faintly visible in eight.
